I'm here with Zach Derfler, Director of Operations at T-Shots. Thanks for having us in today. Yeah, thanks. Welcome. Can you give me a little bit of your background that led you to T-Shots before you came in here?

Yeah, so I came up in the hotel industry, what loved hospitality and taking care of people. Started in the late 90s, early 2000, was on the plaza, working for the Rafael Hotel and then eventually moved into the restaurant side, spending time in Vail and then back to Kansas City. And, you know, I've been with Casey Hopps for a few years now and we have a variety of restaurants. We took on this project this year and it's been a lot of fun.

What's one of your favorite places you've ever worked to manage hotel, restaurant? Doesn't matter. So I have a passion for like large operations. So working in Vale resorts at a base of the ski resort and working with skiers and then mountain bikers and golfers and rafters and having people there for multiple weeks is

That's that's where I have a love and a passion and there's so much you can get into it from restaurants to hotels to Entertainment and lots of variety which is kind of like this facility It gives me that little bit of that opportunity in Kansas City, which we don't have, you know large hospitality venues like Colorado or you know the coast. Development and Strategic Positioning of T-Shots

yeah. So now you're T-SHOT, so maybe how did T-SHOT get started and what is it today? So T-SHOT was kind of a look at the landscape that was here. Metro North Mall had ended its kind of run and they had a lot of open space and what could they fill it with. And looking at kind of what was growing in popularity was entertainment facilities.

Here's a one that could fill a lot of space provide a lot of guests with some fun and excitement And add the parking that is needed to do that. So it was a great opportunity. So the owners of Kind of the land I'm decided hey where am we're gonna do that and said we'll build it and we'll find people who can run it

Cool. So what is T-Shots or how do we explain it or marketing? What's the pitch of T-Shots? So T-Shots, I call it entertainment for all levels, but it is a golf themed venue. We come out, we have lots of games. We put balls on a mat, we hit them with some sticks, put them out into the range and you get points.

Then we provide drinks and food that carry on that excitement, extend your time for as much as you can. It's great for the professional golfers as well or non-professional or the everyday weekend golfers. They can go out and practice no matter the weather. We have heaters, we have fans, we can keep you cool, we can keep you warm, and you can try all that. And then families,

bachelor parties, happy hours, you know, everybody can have fun at those levels. And then we've added other entertainment options too. Sure. So for most people who see this for the first time, they're probably going to compare it to a Topgolf. And for those joining in, T-Shots is actually about 25 minutes north of downtown. And Topgolf is about 30 minutes south of that. So when entering the market, you know,

Topgolf was already here, so maybe what are the thoughts around why tee shots came, even though most people would probably say, oh, there's already a Topgolf. How did tee shots kind of fit into the market? Yeah, I think Kansas City...

really is split by the river and I-70. So you get those who are the south side of Kansas City and then you have North Kansas City. So kind of having that different sides of the river availability for people makes it an opportunity to have top golf and tee shots in the same city. So it really provides, you know, now north of the river, one of the best entertainment venues that you have for Kansas City. So that was a great opportunity for us.

And then being close to a highway, big open space, it's easy access for a lot of people to come. So, you know, it's a growing market that I think will just continue to be exciting in this area. Yeah, that's a great point. Because most people who maybe live around Topgolf or in that area, they're not going to drive 45 minutes to come up here and play. Same with the people that live up here, right? They're probably not driving 45 minutes to go down there. No. This kind of gives them that opportunity. Yeah.

You want to find places that you can get to easily, especially when you're trying to do events or those kinds of things. So it's a great event location as well for whether it's schools or churches or fundraisers, companies who want to do employee appreciation. We can take care of all of that and be in a close proximity so you're not taking away from those or having long bus rides and provides a lot of entertainment value.

Yeah, that's one of the things I say when I run Casey Crew as well, you know, as one of my other businesses, we always say that, you know, the competitive driver players, they're going to drive far. The competitive players are going to drive distances because they want to play in that competition. And we have some of that here. But your social players, which is probably who you're after, the people who want to play socially, team building, birthday parties, churches, like you mentioned, they want something near and close to their house or nearby where they work. And so having that opportunity again here allows them to get something fun and not have to worry about driving 45 minutes for the other option.

Oh, absolutely. Ease and comfort is a big driver for anybody. So when you can have close proximity and then, you know, the coloring, the available, you know, clubs and not having to do anything, it makes it very comfortable for anybody to play, whether you're four years old or you're 75 year old or in between. So we love to see that entertainment and ease proximity for especially that Northland is huge.

Advanced Technology and Operational Challenges at T-Shots

So tell me a little bit about the technology because it is different. You guys have some really cool stuff here. Somebody talk a little bit about the golf technology. Yeah, so we use a couple of different technologies. We actually work with the Trackman technology to do all of our range yardage and tracking.

Similar technology you see watching PGA on TV. It will watch the ball flight go all the way through and track that for you. And that's available as an app to our members and guests here as well. You can download that app, track your balls, maintain your range and everything if you're working on your own stroke. So it's kind of a great advantage that's available to that.

And then it provides it into all of our games. So then you can see it play out on anything. Another piece to that is it allows for us to use a lot of courses as well. So we can use the technology and use simulation to play actual courses from around the country. And you're getting great tracking with that TrackMan device into the system with TrueGolf as another partner. So multiple technology pieces to make it come alive.

That's awesome. I think that's my favorite part is like being able to actually play 9, 18 holes that of course you maybe never have the chance to go play at. But it's up there on the screen. You're hitting off the same mat. You're kind of hitting the same shot, but it's telling you how far you need to go. It's telling you all that stuff. So you're kind of changing your clubs up. Is that right?

Absolutely. So you're going to do all that and the bunkers come into play. So you have to determine, okay, do I need to draw it? Do I need a little fade? So you can get those true golfers out here playing with the same things without having, you don't even have to get in your cart to go get your ball. You just kill one of your next shot, which is a fantastic run. Yep. Cool. So what are some of the biggest challenges you face running this facility so far?

So D shots has opened up a whole different level of opportunity for us in the entertainment industry. We have to deal with nets. We have to deal with clubs and balls that transition. High winds become a different level. So a little microburst that Kansas City is known for can impact what we have going turf.

and the range has to be maintained and repaired. And we're working to make sure we can keep those upgrades and get those things transitioned. So we've done a lot in the last four or five, six months to bring back a lot of the glory that this original property was. That's all. Yeah. And that's definitely a lot different than just a restaurant, right? None of those things really exist. Right. Changing a food menu versus updating kind of the facility is a whole different world.

Sure. So obviously food and beverage is a big part of this concept. So how do you make that a priority and a great experience for your guests? So yeah, it's an added value to what entertainment and anything goes on. So how do we extend somebody's stay? How do we add to the fun and enjoyment that they have? We look to partner with our beverage suppliers. We work on

menus that are shareable and exciting so multiple people can be playing the game, eating and still having an enjoyable experience. You're not sitting down having a full meal when you're playing out on the bay lines and with the course. So you need to have lots of shareables, little one bite options and coming up with different things that you can enjoy. So we've worked with desserts that are shareable and dipping. We work with a lot of appetizers that are

you know, toaster raviolis, little bites, little lots of sliders, different varieties. So you can enjoy, have a couple bites, go take your swings, come back and still enjoy that. And the same goes with cocktails. How do you get kind of those enjoyment sides for all the cocktails? We make it exciting with bombs and different flavor profiles. And, you know, we can theme it, you know, at times as well. So that'll be exciting moving forward.

Enhancing Guest Experience and Family Entertainment Options

So what are some of the changes that you've made, you know, and as T-Shots has transitioned into KC Hops, what are some of the changes you've seen that you kind of are focusing on to try and drive a better experience for T-Shots?

So time of service is definitely one that we wanna look at. So when you come in, we wanna get you to a bay quickly so you can begin golfing, you can begin having entertainment and fun, and then we can get those first beverages, those first bites out to you in a timely fashion so you can enjoy. We don't want you getting to an end of a time period and not have what you were here or able to enjoy. You feel like you're rushed.

So most people will start off with an hour. They may extend anywhere from 30 minutes to an hour on average. We see about an hour and a half to two hours is the typical playtime for most people who are here. So, you know, we want to encourage all that to come in. So timeliness is critical. Then also finding ways to make it shareable was critical for us. There was lots of individual plates.

And then people were feeling like they were being taken away from their game because they were trying to sit and have a whole meal. So we broke things into a lot of shareable, fun, exciting options so that they could continue to play the games while they were out there. So those are some of the keys. ways that we can get in and partner with, whether it's a big golf tournament that's coming up, we're going to have Masters Week and have so much tied to that. We will look at even off seasons, how do we have Happy Gilmore Day out here, right? We're looking at bringing in hockey sticks and letting

and I'm gonna swing them out there and put it out in the course, and we'll serve sub sandwiches. So really taking advantage of some things that's all the entertainment for all levels, and they don't have to worry about just being golfers. Yeah, and it really drives home that it's a social, fun experience. You're meant to come out here and have a good time, not be the best golfer in the entire world, right? Yes, absolutely. We want everybody. The true golfers, they can have a ton of fun here, and they get that experience.

even more exciting for the people who either never play golf or just want to kind of socialize. And this is a great way to kind of, you know, they can cheer each other on, they can heckle each other. Like we encourage all of it because it's just more fun, the more entertainment out on the lines, the better. Sure. So there's not a lot of places out there that cater to adults and kids. And I think this is a great place that does that. So how are you, how are you being intentional about, you know, having those opportunities for kids as well?

Yeah, so we have a full arcade available that's here that we allow them to go down and play for free. We don't charge that. There's about a dozen different games and, you know, fun arcade things that are out on the shuffleboard to skeeball, Papa shot, Mario Kart. So it's a lot of fun for them to do that. Even in the evenings, we get into cocktail hour and the adults are going down there and racing each other on Mario Kart. So, you know, that is just as much fun. We're also adding games to the T-Shots brand that will be fun for all families and everybody as well. We have one that will be coming on this month called Demolition, where it's kind of like a bunch of miniature golf course

like windmills and you know the lumberjack and they're going to be out on the course and if you hit them they're going to explode so it makes it kind of exciting for them to kind of do some of those kinds of things we're also bringing on a battleship type game called sea battle where they're going to be firing on you and you got to go take them out by hitting golf balls at those battleships to make sure that you can sink them so before they sink you okay

So some challenge games besides just having golf or target-oriented fun. So that brings in all sides. And that also will help the kids probably have a little bit more fun golfing when they're not as good yet. They're just hitting at targets and they're exploding and they're interacting with them, probably get some more into the game of golf too.

Oh, absolutely. Anything that gets them swinging, I think gives them those options. And then we're partnering with some of the local high school golf teams to come in and run our summer camps and things next year. So over spring break, over next summer, we will be having the local golf teams from the Northland here working with kids to help them. And then it's a great fun way for them to grow in a sport as well as have fun. That's really cool. And so I'm assuming you could do kids birthday parties as well here.

Big thing here is kids birthday parties. So we've built packages that are very simple. You come in, you know, it's about $20 a kid, $25 a kid, they're getting golf, they're getting food, they're getting cupcakes. You can sit back and watch them have a lot of fun. And then they can play all these games, you know, and we'll balance it based off of lots of different budgets, what kind of age groups they are. So, you know, we can tear it for, you know, those younger 8, 9, 10 year olds will have food that's

According to them and then we'll build it up even to the middle school high school teenage to You know some of the football players even who come in here We gotta be able to produce enough food for them and we'll set those packages up accordingly. That's awesome So what's one of the ways that you've been able to drive and keep your bays full now currently?

So, we've brought on a full sales team that are just actively going out and meeting the community, working with the schools, local businesses, the churches, fundraising groups, even the sports complexes, just to say, hey, here we are, we're here for you, and how do we partner?

And we want to keep bringing as many groups as we possibly can in. We can bring in a fundraiser for whether it's a local sports team or a large organization, and break it down so each individual can play a flat rate, come in, and proceeds go right back to that organization. Or we can set it up where families come in, they buy the bay, and we're giving portions directly back. So great opportunities for all those, but that sales team has really

working directly with the local community just to partner as much as possible and provide their clientele, their employee base, their students, their families, a place to go, and we can support them just the same. That's awesome. And speaking of the community, I know you've had to work a lot with the community being here with some of the issues and things like that. So what would you recommend for any facilities out there that maybe you're building in the middle of the suburb or have a lot of neighbors? What's the best way to essentially work with your community?

You need to be a partner. We feel like we're part of the neighborhood as much as they're part of us. And so we can't assume that whatever we do that they're going to like, that we have to kind of partner with them. So we'll have some meetings with them to say, hey, here's what we're thinking about. Are you comfortable?

We'll get their feedback. I invite them in to have dinner, come play golf. We want to do those kinds of things. We'll provide them with just being a partner discount just so that they can come and support us. But that partnership is huge because that direct feedback allows us to know and understand what's different. We just built pickleball courts in the front of our property. And one of the big things with pickleball as a growing sport around the country is some of the noise that comes from that.

So in talking to them, we were able to put up a sound barrier that helps diffuse that sound and allowed the neighborhood to feel 100% comfortable with what we were doing. That's great. I think everything you said is very important. If you include them in on the decision making process, then they're not only not going to oppose it, but hopefully they're a part of it. They come in here. It sounds like you've already had some locals that come in and eat a couple of times a week. And so the more you can include them into the process, the more they have ownership and the more they probably will come and support as well.

Yeah, absolutely. I think in entertainment, in food and beverage, in hospitality, kind of building routine guests, having the people who come back on a regular basis is critical to your success. And the best place to find that is right in your backyard. So partnering with those families, neighborhoods, businesses is a big part of being successful, hopefully. That's great. So you mentioned the pickleball court. So we got four brand new pickleball courts just got added. Can you talk me through the thought process around that?

Yeah, growing sport, growing activity, growing fun entertainment value. We had still plenty of space being out here in the Metro North Mall area to say we can expand. We can be a full entertainment venue.

and at another level of entertainment. So bringing in, we did phenomenal pickleball courts. They are top of the line. The feedback has been astounding and what success we found in the production. They're beautiful. We're getting some great players out there now. We're excited about the spring. We know the weather right now gets a little bit tricky, so some days are great, some days aren't. But they're beautiful courts. People love playing on them.

You know, I think it's just we're going to be building out an entire area of outdoor entertainment when we come into the spring. So you can be not only participating on the courts, but enjoying food, beverage right out there and having a good time, whether you're playing or not. That's cool. So in adding the courts, has there been any difficulties essentially delivering the food or the drinks or is that why the expansion is in process or maybe talk about some of the challenges that the courts have brought up that you maybe weren't aware of?

Yeah, anytime you extend your footprint for service provides a challenge. So we have to learn kind of what the timeline of pickleball is versus the timeline of golf. So kind of learning how they order and what service needs to be. It's a little bit more difficult for them to take a break in the middle of pickleball to get a bite.

than it is when they're on the golf range. They can take a couple swings and then grab a bite and go back and take a couple swings. In Pickleball, they're in a rhythm and a routine and they don't want to, you know, they want to get through a set before they go and grab something to eat. So, you know, there's challenges with that. And it's a different location on the property. So kind of finding a path of best service and flow for, you know, servers. So we're continuing to work on all of that as we go. So we're adding some new doors as we get into the spring as well to get a different access point.

That's cool. What's one of the solutions that you're most proud of that you've implemented?

You know, I think one of the big solutions is kind of making sure that we are greeting people really fast and exciting. So, you know, we want to create this really friendly atmosphere. You know, it was a transition. We started in June as a company. We're locally owned now. We're now locally operated. So it's a great partnership for us to do that and to see the energy and excitement level from our staff and getting a great

service level increase, our stars jumped immediately over the last three months. So we saw an increase in kind of what Yelp was doing, what we were seeing in Google feedback and review. And so kind of building that energy into the structure and saying we're a hospitality, we're a food and beverage, we're really here to be a place for everybody.

I just call it entertainment at all levels. And that's what we have. The arcade, the pickleball, shuffleboard, the golf, great food, great beverage, great people, and the location is fantastic. So you mentioned earlier that you have memberships. Can you tell me a little about your memberships

Membership Packages and Future Expansion Plans

and how those work?

Yeah, so we offer a couple of different membership packages. So we have a titanium membership so we can do that for individuals. So a lot of that is our routine golfers who want a good driving range to play multiple days a week and they'll come in during our non peak times. They can go straight out to the range and start hitting and they have that available. So it's a one time purchase.

We'll do the same with some corporate packages so then they can have it for a company. They can send groups. They'll get a couple days at one time. We'll do some marketing. We also tie in some of our banquet rentals and some of the parties as well. And then we do a swing pass each season. So right now we're in our fall swing pass that'll run through the end of the year and we'll be starting one for our winter pass.

will be a little bit cheaper because of the temperatures, but it allows you to, again, come in non-peak hours, you know, it costs about $250, $300, but then you can come in and swing with your family or whatever it is, you get a group, one bay for four people, and you have that available for some entertainment value. So it's a, swing passes are just a nice little fun seasonal opportunity for people to have.

Sure. What advice would you give to a facility like this such as, you know, maybe they had a transfer of ownership or management? What are some of the things that they should be thinking about as they transition?

I think the biggest thing as you transition is to keep an open mind because every day is a new challenge. But to understand that it's really just the entertainment and hospitality industry. We're creating great service team members who are just here to take care of our guests.

and understand that that's what it is. And then when we look at the facilities, how are we creating an experience for the guests? And if we continue to do that, that's the best thing that you can do, is really stay focused. It's guest-centric, it's fun. You know, we're not...

in a hospital where we're having to cure cancer or anything. We're here to provide that entertainment and fun and hospitality. So make sure that everything you do is focused on that fun and entertainment side. Sure. That's I totally agree. And, you know, the entertainment is it's it's hard sometimes as you're providing that service. Right. And you think about, you know, keeping people happy. And it's it's it's really challenging when you think through all the different things that go into the food, the drink, the, you know, the greeting at the door, getting their food quickly to them.

you know, making sure they just have the greatest experience ever could be a little daunting to some people, especially your individual server. So do you have any tips or tricks on like managing a team and keeping your teams morale high? Yeah. So I'm a firm believer in that training process. So

I broke it down from the day one I walked on the property and said, what is the steps of service from the guests hitting our front door to the end when they leave our front door? And so as we look at each moment that we have an impact in that level of service and saying, what do we need to do to make sure it's a fun and exciting thing? Because you're absolutely right. It comes from who greets it to how does the doors work to what do the bay lines look like as you walk? How are our clubs in what condition are they?

The people who are cleaning the facility, what do they look like as they walk around? How's the kitchen working? Are we in a timely function and flow? Is the menu matching up to match what you want? You know, are we greeting appropriately? Here we actually even have to think about safety standards, right? So I took an approach even there and said, okay, who does safety speeches and talks well?

And I was on an airplane and heard their speech and it was like, you know what, you don't pay attention as much to that speech, but it is critical that it's done every time for that safety. So we have to do that because, you know, at some levels, you can be 40 feet up in the air here and one of our bays and we OK, one person on the hitting mat, everybody else has to stay behind the red line. And we have to provide that safety speech and getting the

Service team to provide that with their own personalities as long as they're touching all the points was a huge Successful piece for us to try and attempt so kind of working through everything that goes in and saying okay Here's the start of our steps to here's the last step and making sure that we are like focused and great service and great guests

experience is going to be critical. Yeah, I totally agree. And that's in our KC crew leagues, it's, you know, the same players come every single week to play in our different leagues. Right. And it's typically the same staff member working, but sometimes there's a sub or there's a new person or somebody who missed the week before. And when you show up, if you don't know what's going on, you're going to have questions. And if nobody answers those, it's going to tend to be a bad experience. So.

We always go over with a team, we call it the first week speech or the weekly speech where it's like, here's what you're gonna say the first week, here's what you're gonna say every week after that so that people will have the expectations set, they know what's going on, they get their questions answered. And just doing those things have raised that bar so much more where people leave happier and not confused and just like, hey, that was a good time, we should come back again, right? And so I completely agree with that. What are, if you started all over today, what are some things you think you would do differently here at T-Shots?

Well, I would learn about these ranges and mats a whole lot differently and try and have a larger backstock of clubs. Those are definitely things. A facility like this has so many moving parts that you have to be invested at a whole different level.

and understanding kind of how the surfaces work for landing and golf was critical. Understanding how the nets work for high winds. And I started partnering here this year with a company off of one of the coasts because they were used to tropical force winds and hurricane winds to say, okay, here's what you need to make sure you can cover those. So it's a large learning curve. And so starting over,

You know, I would learn as much of that on the front end as I possibly could to kind of get going. And then, you know, this facility started off on a trend that was all golf all the time and then kind of then had to come back and say, no, no, we can cover entertainment at all levels. So how do we have the keep with the families, keep with the school people, keep with teams?

Keep with the after hours, happy hours in parties, bachelor parties, family get-togethers, and the golfers. It doesn't have to be golf first. Sure. So looking forward, what does the next three years look like for tee shots? Tee shot, it's going to be big growth, right? My goal and hope would be we have

fundraisers and companies and schools in here, you know, during kind of some of those slower weekdays, just constantly filling us. Groups, families, all here. I'm working on looking at miniature golf options that can be added to the property so we can continue to expand what our entertainment value is. We're working on one of our bars on the upstairs to do a pop-up bar. So we'll start that this Christmas. So

There'll be themes specifically to that so you can only get certain things that that bar adds to the value of entertainment. So expanding all those, we're looking at a yard concept as well to bring in some of those yard games and grow, again, full entertainment, getting outdoor space, adding outdoor bar area will be the growth and expansion. So it's just this really happening, popular place that Northland is extremely proud of and continues to grow.

From there, you know, we've already been contacted by other cities who say, hey, is this feasible and possible? We're developing. And so hopefully we can take this concept and go out and hit some other locations.
