I closed 12, which was a good month for me, definitely more than I've closed probably in the past year or so. So it was pretty happy with the month I had. Um, and that's all you can do is just get better challenge yourself to get better every month. And that's what I did got 12 deals closed, and I'm going to talk about something that actually helped me. Um, and it wasn't something that they necessarily shared. Actually. They didn't talk about this really at all. I don't think so. There were a lot of things that the Knockstar guys shared that did help. So definitely recommend that, but something they didn't share. That's what we're going to be talking about here on the show. Okay.

Motivation and Persistence During COVID

Okay, but just to preface this, I'm just getting back actually from Mexico.

I was down in Puerto Vallarta.

Talked about it in the previous episode.

Some things I noticed down there that we can apply to cells.

So if any of you haven't been to Mexico, you will see that these guys are hardcore down there.

They're always selling.

They're going to be persistent until you buy whatever Mexican junk they're putting in front of you.

It's not all junk, but they are persistent.

And while he's down in Mexico, actually on our way back to the airport, we're in the taxi.

I was talking with the guy that was taking us to the airport.

And this guy, he was talking about how Puerto Vallarta just was hit super hard by COVID for the first couple months.

I mean, they're a big tourist industry.

So obviously, taxi driver was hit super hard by COVID.

Didn't have work for basically three, four months.

Couldn't really feed his family.

So this guy, he was telling me that during these months that he couldn't work much.

What he was doing, he was going out fishing on the ocean.

He was fishing for octopus.

He was fishing for big fish, and he would go sell them to the restaurants.

But what he told me is in the beginning, they were not letting people leave their homes anymore.

So basically you couldn't fish.

You couldn't even really leave your house.

This guy had no way to make money.

He's telling me he couldn't pay his rent.

He was in the process of like buying land to start building this house, but he had to cancel that.

And yeah, just a bad sticky situation.

So what happened is this guy, he was out fishing and I guess he got a warning, said, hey, you can't be fishing out here.

Then he goes back again, is fishing, waits a few days, goes back, fishes again, because he's trying to feed his family.

He tells me he literally had no food for his family.

So he's out there fishing.

And the second time, he gets arrested.

Okay, and then he goes back.

He goes out a third time.

This time, they throw him in jail for a couple days.

He gets out.

He goes fishing again for a fourth time, and he goes to jail for, I think, 10 or 15 days after that.

And then, yeah, after that, I think he got help from his parents or something.

But I'm thinking, wow, this guy is hardcore.

He has no food for his family.

He's been threatened by the cops.

And now they're throwing him in jail.

So it's pretty crazy.

So it just came to my mind.

Maybe that's the reason why some of these guys are so persistent.

I mean, you look at the culture down there, it's, you know, depending on the parts, people do not have a lot of money.

So I'm thinking maybe that's one of the secrets is they've got that deep why.

Maybe that's why they're so persistent when it comes to selling their stuff.

Because some of these people, this is literally, this is how they're going to eat for the day.

This is how they're going to feed their family.

Financial Planning for Sales Motivation

And for this guy,

he was willing to go for jail for it he went to jail multiple times to try to feed the fed feed his family yes the reason I share this story is that's part of what helped me close these deals last month okay so I'm going to talk about having just a financial plan

These guys down in Mexico, maybe they don't have a specific plan, but their why is so deep that they're going to push past the no's probably more than most of us would.

When you think about it, if you had to feed your family, if literally the appointment you're in today came down to you feeding your family or not, how hard would you push for that deal?

How many no's would you take before you got a yes?

Probably take a lot.

that if that was what it took to feed your family right so think about that what is your why what do you what's your purpose what are you doing these things for okay I think that's another key lesson I learned wise down in Mexico okay but going along with that here's what helps me close the 12 deals over the past 25 days or so okay it was one thing

That was part of it, but more than that, it was having a financial plan in place.

And what I mean by that is I had a purpose for my money.

The money I wanted to make that month, it was going towards something super specific.

And so in my case, I was actually looking to get into an investment property last month.

I was looking actually with my dad.

We were looking at a property in Utah in Heber.

If any of you guys know where that is, it's by the ski resort.

It's kind of by Park City.

We were going to get this house that's going up.

It was a townhome in the process of being built right now.

We're going to get one.

We're going to turn it into an Airbnb, start renting it out.

These things, of course, they fly out the shelves during the winter months because that's when everyone is skiing.

During the summer, it can be a bit harder.

So last month, this is all I was thinking about literally the entire month because I'm thinking, okay, for this property, going into it with my dad and my brother was thinking of going into it.

So we're, of course, trying to do the 20% down.

So I was looking into putting about, for me, it was going to be $30,000 or $40,000 we were going to put down for this.

And I'm thinking, all right, I don't really want to take a bunch out of savings.

Why don't I just pay for this with my commissions this month?

That's what it's going to be.

Okay, so we got super specific with it.

We saw pictures of the house.

We saw the exact plot of land it was going to be on.

All the designs, all the layouts, we had the plans for kind of what we wanted to do as far as Airbnb.

The furniture, we knew how much the furniture was going to cost.

We knew we were going to have to finish up the basement.

So we got super specific.

And I'll have all of you know, this is the first time that I ever got super specific with getting an investment property.

I always knew I wanted to get an investment property.

But it was always just kind of that.

Yeah, I want to get an investment property.

I'm going to save up some money and I'll get it when the time comes.

But last month it was different.

We knew exactly all the specifics.

We were talking to loan officers.

We were figuring out all the set details.

So it was crazy how much it actually helped by getting super specific with the goal, with the financial plan, with what I wanted to do with the money.

Setting Financial Goals for Better Sales Performance

Okay, so if you haven't done that, maybe for you, maybe you're looking at getting your next car, maybe you're looking at putting the down payment on your house, maybe you're trying to get that investment property.

Okay, so if you are in that process, here's what you need to do.

Look at that, look at the specifics of the details

And actually get it down on paper, right?

I wasn't tasting it, but get as many of the senses involved as possible.

That's why another big thing that successful people do, they have these vision boards.

As many senses as you can involve, it's getting that deeper why, and it's giving you that deeper purpose behind what you're doing.

Grant Cardone, if you've read his Closer Survival Guide, he has a list of the top 10 reasons that closers fell.

He says here, fact, if you're just working to make someone else's dreams come true, you will never be a great closer.

that's my advice that's what helped me a ton last month is just being super specific about a goal i had and having a financial plan something i actually wanted to do with the money i was making so if you haven't done that i promise it's going to help you way more than you think okay like i said a lot of things that did help going through the knockstar program with danny pesi and those boys
