Speaker: And because I'm actually recording this, it's the night before a door to door con.
Speaker: It's it.
Speaker: It is currently at 1130pm at night.
Speaker: And so I procrastinated this, but most important thing is I'm showing up and I want you to take from that too.
Speaker: Sometimes we procrastinate, sometimes it's easy to give up, but if I've learned anything, keep doing solar and really just anything in life, if you show up, the results are going to come.
Speaker: So I did not want to do a podcast, if I'm being honest, tonight.
Speaker: I wanted to just go to bed, crash, going to be up early, going to door-to-door con in the morning, but I'm
Speaker: I thought, hey, I got to bring the content, got to stay consistent.
Speaker: And plus, I have a cool announcement that I want to share with everybody.
Speaker: So let's jump into it.
Speaker: Hopefully, I kept you on your toes long enough.
Speaker: And so the announcement is this.
Speaker: I'm actually in the process of buying a house and it's pretty nerve wracking.
Speaker: A lot of thoughts going through my head.
Speaker: I never thought I would be buying a home in California, San Diego of all places.
Speaker: But we're going through the process.
Speaker: We're in escrow right now.
Speaker: We're supposed to close on this house in the next about 15 days at the time of this recording.
Speaker: So maybe we'll already be in it when you are listening to the podcast.
Speaker: But hoping everything should go through at this point.
Speaker: Knock on wood.
Speaker: But yeah, just a lot of thoughts going on with it and just wanted to share a little bit of my experience with that.
Speaker: This is actually my second home.
Speaker: We do have an investment property in St.
Speaker: George, Utah that we're using as an Airbnb, but this is the first time I have bought a house for myself.
Speaker: And especially in California, I'm
Speaker: Those of you that have been in California, you've seen the home prices, they're insane.
Speaker: So in my head, I was like, I'm always just going to rent or get out of California eventually.
Speaker: It's just, I don't know, homes are ridiculous out here, not big properties and all the things we tell ourselves.
Speaker: But what changed for me was I actually was on Brody Fawcett's.
Speaker: He had a real estate summit that he did.
Speaker: And he brought on a bunch of different people to talk about real estate, just investing and Airbnbs and finances, everything about it.
Speaker: And as I was listening to this, he had a few people come on and talk about house hacking, which if you're not familiar with that, that's where you...
Speaker: buy a home and you either rent out rooms in it.
Speaker: I know a lot of guys do that like near college campuses, single dudes, they'll buy a house and then they'll live in it and then rent it out to like six roommates, covers the mortgage for it.
Speaker: And they live in for free basically.
Speaker: And in this in Brody's summit that he did, he had people on Adam Webb was another guy that talked about this, but just how he was able to get a house without really needing to pay much monthly because he was having other people pay his rent or pay his mortgage.
Speaker: And so I started thinking about this.
Speaker: I'm like, I wonder if this could be done in our situation.
Speaker: Homes out here are super expensive in California, but can it be done?
Speaker: So we started doing some digging.
Speaker: We started looking into things a little bit more.
Speaker: And the biggest, I guess, takeaways that I got from this is really you just have to look because you'll never know if you don't start looking.
Speaker: And so we got our real estate guy.
Speaker: We got some lenders we started talking to.
Speaker: And we're like, hey, is it possible?
Speaker: Could we get a place where we could rent out part of it and have it cover a lot of the mortgage because we don't want to be paying a ridiculous mortgage?
Speaker: And we didn't hear back.
Speaker: They were looking for a while.
Speaker: And then about four or five, I don't know, maybe four months ago, we found this property, had this awesome deck, had a hot tub on it.
Speaker: And then most importantly, it had like a little ADU, a little additional dwelling unit that we could rent out.
Speaker: And we're like, wow, this looks awesome.
Speaker: So we put in an offer.
Speaker: We hear back like, I don't know, a couple of weeks later and they're like, hey, you guys didn't get this.
Speaker: They took a cash offer.
Speaker: So I go, okay, back to the drawing board.
Speaker: And then we're just like, okay, maybe it's not meant to be.
Speaker: We're getting other options sent to us, but nothing really looked that great.
Speaker: And then finally, like a couple of weeks after that, we get an email and then it says, hey, that house that we had found originally, the cash offer that they put in fell through and it's back on the market.
Speaker: So if you guys want it, it's yours.
Speaker: So we're like, oh, heck yeah, let's do it.
Speaker: And so we put in the offer, got to accept it this time when we're in escrow right now.
Speaker: So and as you can imagine, I'm no like this is our first home.
Speaker: I'm just sharing my experience on how things went.
Speaker: But the key takeaways that if any of you that are listening to this podcast today, if you have thought about buying a house or if you're thinking more about getting into real estate, then what I want you to take away more than anything is just start looking.
Speaker: Find yourself a real estate agent and
Speaker: And if you join groups like Brody Fawcett, he has his real estate investing school.
Speaker: There's a lot of other groups where you can find like solid realtors, people to help you find options.
Speaker: Then there's a lot of stuff available that you probably weren't thinking of because up until this point, everything we were doing, my wife and I, we were just getting on Zillow, looking at places and like, man, there's like
Speaker: Hundreds of homes listed.
Speaker: A lot of these are older homes.
Speaker: It's too overwhelming.
Speaker: We're never going to get in a house.
Speaker: We got two kids.
Speaker: And so currently we're just in a two bedroom apartment here in San Diego.
Speaker: So what really opened this up is just getting a little team like real estate.
Speaker: You don't have to pay a real estate agent anything like they're doing all this for free.
Speaker: Right.
Speaker: And so we were just getting listings sent to us.
Speaker: We just tell them what we wanted, what we're looking for.
Speaker: And then same thing with the lenders.
Speaker: So my suggestion is talk to a real estate agent and talk to some lenders and they can help you get started in your real estate journey.
Speaker: Hopefully, if you are a solopreneur, you are also interested in investing in real estate, which I think is a great investing opportunity, right?
Speaker: I know the market's high, but it's always impossible to time the market, right?
Speaker: And so if you have ever thought about real estate, get yourself a real estate agent, talk to some lenders.
Speaker: It's not that hard.
Speaker: If I can do it, anyone can do it.
Speaker: Talk to a real estate guy.
Speaker: But it was definitely easier than we thought.
Speaker: And then what we're doing with the property we found, we're going to rent out
Speaker: We're actually adding two bedrooms into the ADU right now.
Speaker: It's just kind of like a studio apartment.
Speaker: So we're adding two bedrooms in it.
Speaker: We're going to Airbnb it.
Speaker: And I will update everyone when that gets rolling.
Speaker: Obviously, we're not in the house yet.
Speaker: When that gets rolling, I'm definitely going to update people on how that's going.
Speaker: We're hoping that it's going to cover a good chunk of the mortgage and go well.
Speaker: But yeah, we're going to try an Airbnb it.
Speaker: If that doesn't go as well as we're hoping, then we can always fall back and just do a long-term rental with it.
Speaker: But that's how we got a house in California.
Speaker: And for us, that's what made it worth it is because we're like, okay, if we can pay not that much more than we're paying for an apartment and live in a house and be able to have a lot of our mortgage covered by doing this little house hack strategy, then why not, right?
Speaker: And so something that might be worth looking into and just a little announcement that I was excited about that I wanted to share with
