You've been living here for 29 years. I feel like I'm kind of an expert.

I think 54 years gives you a little bit of a, okay, she might know what she's talking about. Well, I've been here for 33 years and I know I'm an expert. Oh, there you are. When you tell people that you've been here for 33 years, they go, oh, that's just like being a native.

Living in Las Vegas: Beyond the Strip

But most people know Las Vegas is the city of bright lights and can casinos and world famous shows. But I want to talk a little bit about beyond the strip.

And we want to break that down into pros and then into the cons. So we want to start with the pros first, Max. Sure. Yeah. We'll talk about the pros. Let's talk about the positive things about Las Vegas. And that includes Henderson and North Las Vegas. We're still the Clark County. So all three of everything we're talking about, it covers all three of those. Yeah. We're not fooling anybody when we say we're from Henderson, Nevada, or we're from North Las Vegas.

It's all one big deal. It really is. It's the 215 Beltway that can take you to any of those. So yeah, pros of living

Financial Benefits of Living in Las Vegas

in Las Vegas. I've been here for 33 years, like I said. And I think one of the first pros I would say is that there's a great cost of living here. We don't have a state income tax.

um We have very low property taxes. And like we pay, i mean, roughly there's a big, there's an as a whole calculation, but roughly was 1% of our Our property value is what we pay in property taxes for the year. That's compared to places like Los Angeles, Chicago, New York. That's amazing.

We just learned that in Illinois, it's 2.5%. Ay caramba. It's actually 2.49, but I rounded it up to 2.5, which is crazy. I think you could have done that without telling anybody and we would have been fine. Okay, there you go.

The weather. i know we talked a little bit about it. And what I always like to to say is for all of you Twilight fans that are out there, this would not be the place where Edward would move because it's over 300 days of sun.

Right. That reminds me of a time when I was younger, before I even met you, I came out to Las Vegas because my folks were living in Boulder City. And my friend and I, Barry, were going to go scuba diving at Lake Mead, which you can do.

He was a scuba diver instructor, master at scuba diver. So anyway, we went out to Lake Mead, we went diving, and then we went to a bar in downtown ah Boulder City.

And we saw a sign that said, ah free pitcher of beer. If the sun doesn't shine. So we said, hey, it was cloudy outside. We said, hey, we want our free pitcher.

And they go, oh, the sun was out at about 9 o'clock this morning. So that we didn't get our free pitcher. But the point is, it's sunny, per near, per near every day of the year. yeah And I imagine that's kind of where they got this ah stat too. If there's any type of sun throughout the day, they're going to consider that.

Okay. So I've been having a super fun time the last four months doing a lot of like social media, Instagram, um things about that are just places to go that are unique that maybe somebody may not know las Vegas.

So for instance, there's like an atomic bar where people used to go and watch the... blasts that were down at the test site and they would enjoy an adult cocktail that bar is still here and so we've been doing little things like instagram on that bringing in a little bit of history into vegas and this all sums up to how unique las vegas is and the entertainment that las vegas offers yeah i mean you talked about the atomic bar and

What are we going do? There's you so many options. Pages. Shows, performers, bars, restaurants, events. So, yeah, that's definitely a con. No, it's a pro. That's a pro. I got confused.

The con would be maybe the payment of some of those, is that but the pro is it's definitely available and can create a very, I think, well-rounded day.

If you work all day, then you can go out to an aviators baseball game or golden Knights hockey game or the Raiders on a Sunday. It's pretty fun. You got it all. You got it all. have desert dogs for lacrosse now.

When I was growing up at those high school years, there was no...

event like that to go to. We didn't have any sporting events. There was some law that said that because we have gambling in our state, we weren't allowed to actually have a professional team.

Yeah. Well, also professional teams didn't want to be here because then people couldn't wager on them. It would wane the interest, but let's get back to the little lacrosse thing. Yes. You could have stopped at Raiders. You didn't need to continue.

Well, it was it it was little. cause we have a women's professional basketball team. Oh, the Aces. Women's volleyball. We got indoor yeah very football. We got all kinds of stuff. But let's not forget about dining. So we said entertainment.

But now let's talk about dining. I still have to say one more thing about lacrosse. Go ahead. Dining. You know what? It's a fast-paced, really event. you like lacrosse, do you?

I don't know enough about Okay. Dining. is that dining right here? some of our we have There was a ah stat that was given where the most well-known chefs, and um out of that list of 10, eight of them had restaurants in Las Vegas. Wow.

Now, that was about three or four years ago. Actually, you know what? That might have been right before COVID, which might have been 2019. Well, you could expand that now. I'm sure it's like so many out of the top 50, top 100. Everybody wants to have a restaurant in Las Vegas.

So, yeah. Everybody that's a great chef wants to have a restaurant here in Las Vegas. And if you're a country music star, you're opening up a bar restaurant Las Yeah, you get your, what are they called? ah Honky Tonks. Yeah. Old Red down there. Yep.

I think somebody else opened one. Matter of fact, one thing we want to do is go have ramen. In front of the Horseshoe Casino, which to be Bally's, because we're big ramen fans. And then right next door to the ramen shop is Duck Donuts. Yes.

Which is ah famous donut place from the East Coast that you and I have tried. That has now been brought out to the West Coast. Basically, people say, there's a market in Vegas. Let's get out there. Let's get our presence out there. You know, like in New York City on Times Square, there's an Olive Garden.

There's an M&M store. There's all these different stores. And I've always learned they don't really make a lot of money there, but it's a big advertisement. yeah Vegas is just like that in that there's millions of people coming through here every every week, every month.

So it's great to have your presence here. So entertainment and dining is definitely a pro.

Community and Outdoor Activities

And then there's outdoor activities. I mean, we have the summer. So I would say, quite honestly, June, July, and August, you're going to do most of your life indoors with air conditioning.

We're not not going to be running outside. We're not going to be indoors this weekend. Yeah, but we have a boat. We'll get that a second. Oh, there's one of pros right there. Yeah, it's a pro. We do have Lake Mead. It's called Colorado River, sucky, and Lake Mead.

But we don't have the lakes like, you know, that are in some of the areas of the United States. We have Lake Mead, we have the Colorado River. um no, yeah. we do have red rock which is absolutely breathtaking We also have the, um where we ski.

Mount Charleston. Mount Charleston. Why did that, that left my mind for a second. But Mount Charleston, if you want to get away from the heat in Vegas, Mount Charleston is always about 20 degrees cooler. So you just hop in the car and go. Next Friday, I have a mid-year retreat for our brokerage and I'm going to place up in Mount Charleston to get away from the heat.

So I would say every other month besides June, July and August, you are talking about beautiful outdoor activities, picnics, outdoor festivals, um outdoor shopping. All kinds of stuff.

It's wonderful. Renaissance Fair. You got ah hiking. You've got Park. Sunset Park has a pond. You can fish in there with your kids. You got what's that park way up north?

ah I forgot the name of it, but it's a huge park. And again, like you said, our weather is so fair that from, say, late September to late November, it's really nice to get outside. And then once you hit late February to June, it's just the most amazing weather in the world.

I agree. So that is one of the pros, outdoor activities. I have one more pro. Yes, what is it? You're from Las Vegas. And you brought me here. So the fact that Jenny McKenna is from Vegas makes it the best pro of ever born at sunrise hospital. All right. So the next one is sense of community and I'm going to be totally, wait, we're still on pros.

Yeah. Wow. I'm going to tell you, cause we're realtors keeping it real. So i'm going to keep it real right here. i hope you do. I would not have put sense of community on this list. Um, probably about eight or nine years ago.

I think sense of community opened my eyes after October one shooting, because when that happened, we didn't really have any of that kind of thing. And at least in my lifetime, for all the listeners that they're, I'm sure everybody knows, but October 1st, 2018, there was a shooting at a route 91 concert in front of Mandalay Bay.

Many people died. It was a tragic day for our city. And from that, you're saying from that, our sense of community has grown significantly, right? From that, there was just a bonding.

i mean, I hate the fact that there was a tragedy attached to it. But what it did do is it made Las Vegas have a sense of community where we all said, whoa, we live we we live in this city. We are not just visiting this city. We're not just here for a short time job, which was kind of the attitude before. Let's get to Vegas, make some money, and then move wherever we want to go.

Yeah, transient. It was a transient city. It stopped. I think we really have a great sense of community. funny how sports organizations help that too, because that happened the same time that the Golden Knights were opening their first season. So the timing, it was kind of something that really, really helped. I mean, the day after that shooting happened and our daughter was at that concert, it was was pretty...

Pretty traumatic couple days for us. But after that day, after I went down to United blood center to give blood, cause I give blood often. And and there was a saying that people were calling for it. Right. So, um I went down to give blood and the line was around the, I couldn't give blood cause it was too many people that were there to give blood and to help out people. Some guy had just gone to McDonald's and filled their truck with happy meals and were throwing meals out to people so they could eat while they were standing in line.

And that stuff was happening all over the city. and And people were just calling to see if everybody was okay. I had ah owners from different states that reached out. We had flowers that were sent. I mean, there was just such a sense of community. So I, ever since then, I would not have said that before 2018. I would have said we're a very transient city and I would have put that as a call. I mean, I would, I would have to, I mean we were a transient city, but I, knowing you, i got here and You know, there's a million millions some people in the city 10, 12 years ago. And I say to somebody, oh, do you know the McKennas?

And they go, oh, yeah, I know them. it was like was it like a really big city in a small town environment. So that was kind of there, too. But it grew, obviously, into bigger. But you've got to remember, though, that the McKenna name, I mean, I'm third generation living here. So Grandpa was here.

I mean, back when Tropicana was called Bond Road, I mean, he was part of the growth of the casinos. And then my dad, of course, being in real estate. So the McKenna name, it was still, you're right. It was a bigger city with a small town feel, but it did help that we had been there for so many generations.

And then growth and opportunity. So

Challenges of Las Vegas Living

as I had mentioned before, a lot of people will say, hey, let's go to Vegas. They've got lots of job opportunities. Once I make my money, then I'm going to go somewhere else.

Well, that is still true to this day. There is so many things beyond the casino, beyond gaming, That is um opportunities of the healthcare, care the tech industry.

We have Switch, which I still don't know all that they do, but they are taking up so much of Vegas. I think it's a tech storage center. It's a data storage center, yeah. Crazy. I mean, and warehouses. If you go up north, i mean, the warehouses are unbelievable. yeah That's probably because something to do with the climate, but you're right. A lot of growth here, a lot of opportunity.

we got a lot of people moving in here all the time we better get to our cons we're gonna out of there's six things if there are cons there are there's cons because not every city is perfect so let's be honest there's some things that that we're going to talk about so you get a ah full true keeping it real picture um but those were six things that we had for pro so let's start off with our number one con summer heat yeah it's hot hot hot hot So i not necessarily love the summer heat.

i I just have to go from one air conditioned room to another air conditioned place. To your Yeah, to the house. Yeah. And then I don't go back outside until the sun sets because I don't want to see like the little curly things that come up on the asphalt because it's so hot.

Well, that's why pools. Everybody has pools. That's why we got the lake we can go to. I mean, everybody spends, you got to find water or cold air. Those are two things you got to find in the summer. So we bought our boat last year and we spent most of the summer on the water last year.

And we would just take it for a day. So it was it's not like it was there the whole week. It was just one day, drop it in the water, take it out, store it. Mm-hmm. I looked at last summer being one of the best summers that I've been able to endure. was good. I don't look back on that summer and go, oh, I was just so miserable.

So hopefully that was the secret. You just, like Mike said, be by water. Yep. and And, you know, the boating community here obviously is not as big as some places in California or Texas or Arkansas or Alabama, but it's our first experience owning our boat.

And it really did change things for us. So that was a con, but we dealt with it. Traffic and tourism. Tourism. Well, we accept that. We bring it. Come to the city. I'm not going to say that's a con at all. Traffic.

I'd like to, you know, go down the road with complaining about traffic, but every city in America has traffic as it's growing. I'm not to say it's about traffic. Don't wag your finger me. I'm not going to say that it's about traffic. You know what I'm going to say? It says traffic right there. No, no. You're going to agree with this when I say it.

I think you're pointing at me a lot today. I feel like. It's the construction well on the road. Everybody has it na no, no, no, no. no Nevada is always growing, especially Las Vegas. You're about to say something about the state plan. So they finish freeway.

They finish a freeway. And then literally three years later, they are expanding it again. You're right. i mean, it's a pain in the butt. Say that again. You're right. Wow. It is a pain in the butt. I just don't think it's very unique to our city.

Okay. What about the public transportation? It's awful. Let's just be honest. oh cool our was it top regional In other states that we've been, that we visited on vacation, you could literally get on a bus and be able to travel to different places relatively easy.

We're going to have to admit Las Vegas is a car owned state. You are going to want your own car. You got to have a car. Yeah. And you can't dig a subway. Isn't the ground too hard to be digging a subway?

And trains. I don't know. I mean, and you could have any of that I think it's a con, but at the same time, it's a con it's just, it's not going to ever going to change. I don't think we're never going to change. We tried the monorail.

We got the underground Tesla thing, but it's not really, it's taxis. It's Ubers. It's your car. That's a way to get around. And in the summer, you ain't walking over there. Nope. And you better have AC in your car. So fork out a little bit. I didn't have AC for about three or four years. You're a bit crazy.

Then the other one is something that you and I kind of disagree on. lot of our clients talk about water and that we're going to run out of water. We disagree on this?

I thought you thought that there there was some sound information about I've always been on the side of calm down. Ain't nothing wrong with our water supply. I don't think there is either. Now we do see Lake Mead going lower.

So there is a cause of concern that we want to be conservative. We don't want to be, you know, just wasting water. Measures are taken. But in the same aspect, I think that we're always going to be able to find the water if we need it. Yeah, i mean, I've sat through seminars and lectures and presentations from the what's it What's the water authority? Southern Nevada Water Authority. Correct. The people that control the water usage.

And they've always, I've been to a couple in the last couple of years, and each one always ends with nobody in our office is selling their house and moving anywhere else. So unless you see us start selling our houses, don't worry. I've spoken to people that represent the water rights of Nevada, and they say we have so much reserves that we haven't even touched.

So, you know, I agree with Jenny. You got to plan for it. But I wouldn't look at it as a con. I just hope that they don't go to the extreme. I feel like right now ah in Las Vegas, they are being very water conscious. So they're making us a little bit of a concrete ah state.

They're not letting us put grass anymore. Concrete jungle. Yeah. They're not letting us put grass in the front yard. Parks are the only place they can have grass. So if you had like a median in your beautiful gated community and it was grass, it's going to go away. parks and all the trees in front of the wind. They're allowed to have all the water they want. I know. The wind golf course. But hey. And you know what? It's a pendulum. I've watched it.

I've watched it. It starts over here where they build golf courses and they're wasting water left, right, and center. And then they come over here and they're like, oh my gosh, we've got to stop this. And then it kind of goes in the middle for a little while.

And then depending on who's in. It's life. Yeah. Life rolls on. Whoever's in the politician seat decides what to do from there. Life rolls on. And then the last con is vices.

If you are a person that likes to gamble or drink and you cannot control it, you're going to have trouble in Las Vegas because it's everywhere. It's in the grocery store.

It's in 7-Elevens. you can There's no restriction of alcohol on um when you can buy it in a store. So you could have a bad day. It's 11 o'clock PM.

Go grab everything you want. And then when you're out of it, go back and buy more. And that could become a problem. so Well, that's, yeah. I mean, you're right. There's dry counties in certain places in the South, but most places in America, you can go get a beer at 1 AM m if you want to.

The thing that adds to this is once you've got a little juiced up on your beers and your coffee, ah vodka there you can go down to the casino because you're going win i know you're going to win your fortune and they're everywhere too and when you go buy that beer at the store you could play slot machine right there it's all right there right in front of you and in grocery stores you can buy hard alcohol there are some states but in las vegas that you do not in las vegas sorry there's some states in the united states you can't buy hard alcohol in a grocery store here in vegas it's the wild wild west

wild Wild West. Battle born, baby. Battle born. So those are our pros and our cons. But honestly, i love our city. Yeah, I think the pros outweigh the cons. I think so, too.

And I've been here for 33 years now. i i love Nevada too. It's great. Got a lot, a lot to offer. I think that we should be proud to be call ourselves Las Vegas. do. It's a city full of contrast. It's got the bright lights with the quiet suburbs. It's got endless sunshine.

um You know, of course, its also pretty nice for flights, by the way. That's true. We fly everywhere. We can pop over to the center of the country pretty easily. We can drive to California. I could be, I could put my feet in the Pacific Ocean in three hours and 45 minutes. yeah I might be speeding, but hey, it's nice location.
